The rental index recorded 189,000 transactions in October, the highest since its launch.

The electronic rental services network “Ejar” announced that the “Rental Index” recorded more than 189,000 rental transactions during the past month of October, within the reports and data issued by the network in conjunction with the Sakani platform, in (16) cities included in the index, covering all regions of the Kingdom.

Ejar explained that the data in the ninth report of the rental index showed that the cities included in the index recorded more than 189,000 rental transactions during October 2022, with the number of residential rental contracts exceeding 145,000 contracts, while commercial rental contracts exceeded 43,000 contracts.

The neighborhoods with the highest number of residential rental transactions in the cities with the highest number of rental transactions were (Dhahrat Laban, Al-Wurud, Tuwaiq) as the most common neighborhoods in Riyadh, and (Al-Safa, Mushrifah, Al-Bawadi) as the most common neighborhoods in Jeddah, while (Al-Naseem, Wali Al-Ahd, Al-Rashidiyah) were the most common neighborhoods in Makkah, while (Al-Zahra, Al-Difaa, Al-Matar) were the most common neighborhoods in Madinah, and (Taybah, Al-Nour, King Fahd Suburb) were the most common neighborhoods in Dammam.

In commercial transactions, the neighborhoods of (Al-Khaleej, Al-Sulai, Al-Ulya) recorded the highest in Riyadh, and (Al-Balad, Al-Safa, Al-Aziziyah) in Jeddah, and in Medina the neighborhoods of (Al-Sadd, Al-Difaa, Qurban), and the neighborhoods of (Wali Al-Ahd, Al-Awali, Al-Hajla) in Mecca, and the neighborhoods of (Al-Adama, Al-Anoud, Al-Faisaliyah) in Dammam.

Riyadh topped the ninth rental index report as the city with the most documented rental contracts, after it exceeded 67,000 residential and commercial contracts, representing more than 35% of the total transactions. It was followed by Jeddah, which had nearly 40,000 residential and commercial contracts, then Makkah with more than 14,000 contracts, then Madinah, where its transactions amounted to more than 13,000 contracts, then Dammam with more than 10,000 contracts, while the rest of the cities recorded about 44,000 residential and commercial transactions.

Ejar had added a package of improvements to the rental index on the Sakani platform, including comparing average rental values of units in a group of neighborhoods, identifying price ranges for residential units, and searching for neighborhoods that contain residential units in a price range specified by the beneficiary. It is possible to view the number of rental transactions for residential and commercial units in the specified neighborhood during the specified period, the average rental values, clarify the price range for residential transactions, and view them through a graph. It is also possible to access a list of accredited real estate brokers in the neighborhood, in addition to the “Comparison” feature that enables the beneficiary to compare average rental values of residential units in more than one neighborhood in one city, identify their locations and view them through a map, and view the results through a graph. The “Smart Search” feature allows beneficiaries to specify the required price range for residential units in a specific city, and through it, neighborhoods and their locations within the price range specified by the beneficiary are viewed. This is within the framework of supporting beneficiaries and contributing to raising the efficiency of the market in line with the objectives of the Housing Program – one of the programs of the Kingdom’s Vision 2030.

It is worth noting that the rental index aims to achieve transparency and stimulate investment in the Kingdom's rental real estate sector by establishing specific rental indices for cities, neighborhoods, and various property types, both residential and commercial. This includes residential unit types (apartment, villa, and floor) and commercial unit types (shop, showroom, and office). The goal is to achieve more accurate results in the search and selection process for properties that suit the user's needs, and to facilitate searches within the cities and neighborhoods covered by the service.
