"المؤشر الإيجاري": 24 حيًا بالرياض تسجل انخفاضا في متوسط القيم الإيجارية للشقق في سبتمبر

The rental index on the Sakani platform recorded a decrease in the average rental values of residential apartments in (24) neighborhoods in the city of Riyadh, ranging from 1% to 46% for rental transactions in September, compared to rental transactions in August, among 66 neighborhoods that recorded 200 or more rental transactions on residential apartments, which included more than 38,000 rental transactions on residential apartments in Riyadh neighborhoods during September.

The neighborhoods of (Al Murabba, Al Hamra, King Faisal, Ghubaira, Al Sahafa, Al Amal) saw the most significant decreases in average rental values, exceeding 20%, while the remaining 42 neighborhoods recorded stability in average rental values for residential apartments, with an increase of up to 11%. The three neighborhoods with the highest number of residential apartment transactions were Dhahrat Laban, Al Wurud, and Tuwaiq.

The "Ejar" program added a package of improvements to the rental index on the Sakani platform, including comparing average rental values of units in a group of neighborhoods, identifying price ranges for residential units, and searching for neighborhoods that contain residential units in a price range specified by the beneficiary. It is possible to view the number of rental transactions for residential and commercial units in the specified neighborhood during the specified period, the average rental values, and clarify the price range for residential transactions, and view them through a graph. It is also possible to access a list of accredited real estate brokers in the neighborhood, in addition to the "Comparison" feature that enables the beneficiary to compare average rental values of residential units in more than one neighborhood in one city, identify their locations and view them through a map, and view the results through a graph. The "Smart Search" feature allows beneficiaries to specify the required price range for residential units in a specific city, and through it they can view neighborhoods and their locations within the price range specified by the beneficiary. This is within the framework of supporting beneficiaries and contributing to raising the efficiency of the market in line with the objectives of the Housing Program - one of the programs of the Kingdom's Vision 2030 -.

It is worth mentioning that the rental index aims to achieve transparency and stimulate investment in the rental real estate sector in the Kingdom, by setting accurate rental indicators for cities, neighborhoods and different types of real estate in its residential and commercial aspects (apartment, villa, floor), or (shop, showroom, office), in more than 16 cities covering all regions of the Kingdom, and the service can be accessed through the “Sakani” platform via the link https://sakani.sa/reports-and-data .
