Residential suburbs: Advanced completion rates within the 53 million m2 area being developed by "National Housing"

The residential suburbs developed by the National Housing Company have recorded advanced completion rates to provide thousands of housing units within 7 fully serviced and equipped suburbs that are considered a pioneering model for real estate development in the Kingdom, with the aim of increasing the supply of residential real estate and raising the rate of homeownership for Saudi families to 70% by the year 2030 in order to achieve the objectives of the Housing Program - one of the programs of the Kingdom’s Vision 2030.

The seven residential suburbs were established on a total area exceeding 53 million square meters in partnership with a number of real estate developers from the private sector and are supervised by the off-plan sales or leasing program “Wafi”, and the suburbs include: “Al-Jawan”, “Al-Jawhara”, “Al-Mayar”, “Al-Wajha”, “Al-Sadeem”, “Al-Dar”, and “Khayala”, which are located in the major cities of the Kingdom.

The residential suburbs provide an attractive residential environment with the elements of quality of life, complementing the role of the National Housing Company in achieving the Kingdom’s Vision 2030 within a residential environment with integrated services and facilities, including gardens and green spaces, and in a way that meets the aspirations of the beneficiary families within reasonable prices that average up to 700,000 riyals.

The Al-Jawan suburb, located north of Riyadh, includes 14 residential projects under construction that will provide more than 73,000 housing units upon completion. The suburb extends over a total area exceeding 30 million square meters in a strategic location on the main roads and axes of Riyadh. It includes a 650-square-meter entertainment axis and an artificial valley that cuts through the suburb with a length of 4,700 square meters to provide an attractive environment for residents.

Al-Jawhara suburb, located in Jeddah Governorate, is characterized by growth in implementation rates according to the timetables set for it. It includes 20,000 housing units in a strategic location north of Jeddah Governorate on the Haramain Expressway opposite King Abdullah Sports City, about 5 minutes away from Madinah Expressway, and about 15 minutes away from King Abdulaziz International Airport and Jeddah Corniche.

The Al-Mayar residential suburb in Jeddah Governorate provides more than 20,000 housing units, including: (Ruba Jeddah, Aali Jeddah, Telal Al-Ghoroub). A number of future projects will also be launched to provide thousands of new housing units. Al-Mayar extends over an area of more than 3.9 million square meters, accommodating about 100,000 people within an integrated urban environment with services.

The “Khayala” suburb – the third suburb within the residential suburbs located in Jeddah Governorate – extends over an area of more than 1.5 million square meters, and “Khayala” is witnessing progress in construction work despite its short lifespan, and provides more than 3,500 housing units.

The “Al Wajha” suburb in Dammam has also witnessed an acceleration in construction work to provide more than 20,000 housing units on an area exceeding 9 million square meters, while “Al Sadeem” in Khamis Mushait includes more than 5,000 housing units that can accommodate more than 33,000 people and extends over an area exceeding 4.9 million square meters, while the “Al Dar” suburb in Medina contains about 5,000 housing units that are distinguished by their location within the boundaries of the Prophet’s Mosque and by their modern design inspired by the heritage of Medina architecture.

It is worth mentioning that the residential suburbs are considered a pioneering model for real estate development in the Kingdom, and are implemented and supervised by the National Housing Company as a main developer in partnership with the private sector, to provide thousands of housing units in distinguished locations within major cities as a first phase, with a modern concept of housing that meets the needs and aspirations of the Saudi family and includes all educational, health and commercial services and facilities, in addition to green spaces and sports and entertainment centers to enhance the quality of life.
