"Wafi": Updating the procedures for the third track to approve private residential land subdivision plans within (60) days

The Off-Plan Sales and Leasing Committee “Wafi” announced an update to the procedures of the third track within the updated tracks for approving private residential land subdivision plans within (60) days, with the aim of facilitating the procedures for approving plans for real estate developers and enabling them to sort early before the completion of infrastructure works under the supervision and follow-up of “Wafi”, in continuation of the continuous efforts to enhance the supply of residential land in accordance with the objectives of the Housing Program - one of the programs of the Kingdom’s Vision 2030 - to increase the rate of homeownership for Saudi families to 70%.

This was explained by the Secretary-General of the Off-Plan Sales or Leasing Committee, Naif bin Nawaf Al-Sharif, who indicated that the update to the third track will contribute to facilitating its procedures to enable the developer to approve the plans within (60) days and sell them according to the off-plan sales system. The update to the track will also enhance the quality of implementation of residential lands and the delivery of public services to them, through the developer’s coordination with the Saudi Electricity Company to determine the locations of electricity rooms after the completion of the approval of the detailed and executive plans for the infrastructure works.

Al-Sharif added that the updated procedures for the third track made it possible to divide the implementation of the plan to be developed into stages, and to provide a bank guarantee or deposit the amount of the cost of implementing the infrastructure for this stage, provided that each part is not less than 25% of the area of the plan to be developed and not less than 40,000 m2, so that the amount is deposited into the guarantee account allocated to the project under the supervision of “Wafi”, instead of depositing the full amount of the cost of implementing the infrastructure for the whole project, in order to facilitate the development work for residential lands for off-plan sales projects.

It is worth mentioning that the “Wafi” program announced earlier, in cooperation with the “White Lands” program, a new mechanism to accelerate the pace of land development through a path that enables its owners to approve private residential land subdivision plans within (60) days, with the aim of increasing the supply of residential real estate and raising the rate of residential ownership to 70% by the year 2030, according to the objectives of the housing program.
