The Ministry of Municipal, Rural Affairs and Housing (MOMRAH) has issued the updated requirements for the construction of residential buildings, as part of its efforts to facilitate procedures and unify the regulations related to new construction permits and align them with the Saudi Building Code, to achieve public safety and health and improve the urban landscape.

MOMRAH stated in a press release today that the requirements aim to meet the aspirations of beneficiaries according to the best international practices followed in raising the quality of life, encouraging investment factors, and improving the urban landscape. The Ministry emphasized that the requirements will contribute to controlling the development process and creating a positive impact on the urban environment and the urban fabric of Saudi cities.

The Ministry indicated that the new requirements come to keep pace with the development projects in the residential sector with the ambitions and objectives of the strategic and structural plans for all cities of the Kingdom, noting that the requirements include all the technical requirements and municipal conditions that must be applied to residential buildings of various types.

The updated requirements included a number of items related to facilitating beneficiaries, providing conditions that preserve their safety and protect them from risks, in addition to providing the best standards in construction work, such as: increasing the construction ratio in residential villas and buildings, and commercial and administrative buildings, and reducing setbacks in residential villas.

The requirements also included increasing the heights of residential villas, side walls, and roof coverage, increasing the construction ratios for all floors, including the upper annex, and allowing residential villas to build on setbacks on the ground floor on all sides, as well as meeting the requirements of public health and safety according to the Saudi Building Code requirements, as well as specifications of materials, quality of implementation, and reference guides and codes.
