“Real Estate Unit Sorting”: More than 9.3 million square meters were sorted during the first quarter at a rate of 10,000 units per month

The “Real Estate Unit Sorting” program recorded an increase in the number of sorted meters during the first quarter of 2023, exceeding 9.3 million square meters for more than 30,000 real estate units.

“Unit Sorting” indicated that it achieved a remarkable increase in numbers during the first quarter, with an increase of more than 36% in the number of sorted meters, while the increase amounted to more than 42% in the number of sorted real estate units compared to the same period in 2022, with a monthly rate exceeding 10,000 real estate units, in which the sorting process was completed in a period not exceeding 24 hours for some sorting requests using the premium service.

The program had launched an "electronic sorting request submission" service, which enables the property owner or real estate developer to contract with engineering offices to obtain the best suitable price offer, or to choose the engineering office directly to survey the property and submit the sorting request electronically.

This service came after the automation of the sorting request procedures, and it is characterized by the speed and ease with which the property owner or real estate developer can choose the engineering office to survey the property. It also regulates the contractual situation between them, and increases competition between engineering offices in the quality and speed of completing sorting requests, in addition to the possibility of determining the time period and prices for the requests submitted according to specific controls.

The program emphasized its ongoing efforts to find regulatory solutions for the real estate market that provide beneficiaries with a high degree of transparency and clarity in assessing obligations and rights for common areas, enabling them to own different types of real estate. In addition, it allows for the division of real estate complexes located within a specific geographical area and linked to each other through common areas and facilities such as (towers, residential or commercial complexes) into several real estate units, each with its own independent title deed.

It is worth mentioning that real estate unit sorting services allow for the sorting or re-sorting of a building or real estate complex into several real estate units, or the redistribution of parts of the property by merging or dividing, to determine all information about the real estate unit and its share of the land area, the common parts in the property and the rights of use. The service is provided to beneficiaries (owner or developer) through engineering and surveying offices accredited by the program, and is issued electronically to the notary public after verification and approval of the sorting report request.
