The Ministry of Municipalities and Housing is tightening controls to monitor violations related to the subdivision of residential units.

The Ministry of Municipalities and Housing stressed the continuation of oversight efforts through the regional secretariats in various cities of the Kingdom, to monitor and address violations of dividing housing units intended for investment in irregular ways, stressing its continued commitment to confronting any practices that do not comply with the approved municipal requirements, in order to preserve the quality of life and the urban fabric within residential neighborhoods.

The ministry explained that the regional secretariats continue to carry out field inspection tours, relying also on digital reports and notifications via the “Baladi” application, within an advanced monitoring system that allows for effective control of violations and taking regulatory measures against those responsible, stressing that fines reach 200,000 riyals according to the approved municipal regulations and instructions.

The Ministry of Municipalities and Housing stressed the importance of owners, investors, advertisers and tenants adhering to the approved regulatory requirements, and prohibited the display or rental of subdivided residential units through electronic applications or any other means without an official license issued by the regional secretariats.

The ministry called on citizens and residents to cooperate with it in strengthening oversight by promptly reporting any violations or transgressions of this kind through the "Baladi" application or by calling the unified number (940), stressing that reports represent a fundamental support for monitoring tours and achieving a safe and sustainable residential environment.

It is noted that the most prominent violations include re-dividing residential units into smaller spaces, adding internal doors, and modifying exits through setbacks without obtaining the necessary licenses, indicating that such violations represent a breach of public safety, and negatively affect the infrastructure and municipal services, in addition to their repercussions on the social and economic balance.
